Why Yorba Linda homes are different
The fact that shapes almost every window job in Yorba Linda is fire. In November 2008 the
Freeway Complex fire ran into the hillsides of the eastern city and destroyed 113 homes. When
CAL FIRE redrew its hazard maps in 2025, the city adopted them in July of that year, and over
4,700 acres of Yorba Linda now sit in the Very High Fire Hazard Severity Zone.
The Building Division
spells out what that means for glass in its own window and door replacement handout: in fire
hazard areas, replacement windows need multi-pane glazing with at least one tempered pane. So
before we talk about styles or colors, we confirm where the house falls on the map, because in
the eastern hills the glass specification is settled by code before the homeowner picks
anything. We price and order to that from the first visit instead of discovering it at plan check.
The second thing is age. Yorba Linda was built mostly in the 1970s and 1980s, and the median
house dates to 1984. Only about 7.6 percent of homes were built from 2010 to 2019, so most houses here are old
enough that original windows may still be in the wall. Expect both
conditions on the same street: aluminum frames that were never replaced, and early
dual-pane units whose seals have failed and fogged. The survey sorts one from the other opening
by opening.
The handout also asks for more than a quick swap. Where a retrofit disturbs the moisture
barrier, it calls for flashing over the flanges, two layers of Grade D paper or 60-minute building paper on
stucco or siding, and inspection before the work is covered up. That affects how we plan the stucco
work around each opening and how many inspection visits the schedule needs.
The view lots are the last piece. On the elevated, view-oriented lots of
Kerrigan Ranch, we plan the view-facing doors and windows first, since they are the largest
panes in the house and, where a lot falls in a hazard zone, the ones where the tempered-pane
rule costs the most to get wrong.
