Why West Covina homes are different
West Covina is what a postwar boom looks like from the window side. Between 1950 and 1960 the
city went from fewer than 5,000 people to more than 50,000, one of the fastest growth runs of
any American city in that decade, and more than a third of the houses standing today were
built in those ten years. The result is a very large stock of houses of the same generation,
now about seventy years old. On houses of that generation we survey one opening at a time and plan
the stucco work into the scope rather than discovering it on install day.
The south of the city is a different conversation. South Hills climbs into the San Jose Hills
above the 10, and the higher streets hold Spanish-style estates built from the 1990s to the
mid-2000s, known for tall windows and soaring ceilings on half-acre lots. On those houses we plan for
large-format glass, including units above a stair or entry, where staging and access drive
the work more than square footage does. Woodside is almost entirely 1970 to 1999 and mixes detached houses with
townhomes, so we ask early whether an association is part of the approval.
Size is the other factor. With more than 34,000 housing units West Covina is far larger than
Claremont, La Verne or Walnut, and about 40 percent of homes are rented. The person asking for an
estimate is often a landlord rather than an occupant, and that changes the brief: durable,
low-maintenance units, a schedule that works around a tenant, and a scope that can be phased
across a vacancy.
Even the utilities are split. The city’s own directory lists eight water providers, from
Suburban Water Systems to Valencia Heights. It is a small sign of how many separate tracts
and eras make up one city.
