The housing

Murrieta is a 1990s and 2000s city almost end to end. The median home dates to 2000, 40 percent of the stock was built between 2000 and 2009 alone, and barely 2.3 percent of it predates 1970. Almost nobody here is living behind single glazing. What we get called for instead is dual-pane that has reached the end of its service life: fogged and streaked units where the seal has failed, sashes and rollers that no longer glide, and vinyl frames chalked and softened by twenty-plus Inland Empire summers. The 1980s Bear Creek and Murrieta Hot Springs tracts are furthest along; the big 2000s subdivisions are only now reaching the age where the first units start to go. Owner-occupancy is 69.5 percent.

Permits

The City of Murrieta's Building Safety Department publishes Information Bulletin IB-131, Permits Required, which restates the code rule that a permit is needed to construct, enlarge, alter, repair, move or demolish a building. Its exemption list runs to finish work, painting, papering, tiling, carpeting, cabinets and countertops, plus window awnings under 54 inches of projection. Windows, doors and glazing are not on it, so a replacement in Murrieta is permitted work. Applications go through the Permit Center at Town Square.

Associations and review

Murrieta is heavily master-planned and association approval is a genuine scheduling step here rather than a formality. Bear Creek is a gated community with its own architectural rules, and Copper Canyon, Greer Ranch and most of the 2000s tracts carry committees that review exterior changes including frame color and grid pattern. Historic Downtown and the older Alta Murrieta streets are the main exception. We provide the specification documentation up front.

We had GreenLite Windows & Door provide an estimate to replace 3 French doors in our home. Our unique qualification is to have doors which include the mini blinds embedded between the windows. After reviewing our options, we decided to replace one of the doors with a sliding door vs. a French Door as the cost was considerably less. Today we had one door installed to see how we like it and we are pleased with the final product. Roger was the sales person and he was both professional and very knowledgeable. The installers today explained what they'd be doing and explained how to operate the door and the mini blinds- also very professional. They cleaned up at the area and were done within 3 hrs.

Why Murrieta homes are different

Murrieta is a failed-seal city, not a single-pane city. That sounds like a small distinction and it changes almost everything about the visit. Nobody is going to open your wall and find 1970s aluminum. The units already in the opening were installed to a modern standard and mostly still fit the frame, which means retrofit inserts genuinely work here more often than they do in Riverside or Colton, and the real questions become which elevations have gone and whether it is the whole house or the west side.

Geography is why they go. Murrieta sits in the valley where the Santa Ana winds funnel down from the pass and marine air pushes up from the coast, so the nights run cooler than they do forty-five minutes north in Riverside while the afternoons still climb. A sealed glass unit fails from the daily expansion and contraction cycle, and a wide daily swing is exactly the condition that shortens its life. Whole rows of houses built in the same year on the same elevation tend to fail within a season or two of each other.

One practical note: Murrieta is a forty-five minute run from our Riverside shop, so we schedule this area in batches rather than same-week. Worth knowing when you are planning around it.
