The housing

Corona's median home was built in 1991, which puts most of the city in the first generation of dual-pane construction rather than the single-pane era. That changes the job. Here we are usually replacing failed dual-pane units, fogged, seal-blown, and no longer doing anything useful, rather than upgrading from single glazing. The exception is the downtown circle district, where the housing predates the freeway and single glazing is still common. Owner-occupancy is high at around 64 percent.

Permits

Permits for window and door replacement are handled by the City of Corona Building Division, separately from the county. Corona applies the standard California residential rule, and Title 24 energy compliance documentation is required on the replacement regardless of whether the opening changes. Corona sits in a wildfire hazard area in the hills to the south and west, which brings its own fenestration considerations on some properties.
