Why Placentia homes are different
Placentia grew up almost all at once. The city had 5,861 residents in 1960 and 21,948 in 1970,
a jump of more than 270 percent in a single decade, and the housing record shows the same
thing: about a quarter of today’s homes were built in the 1960s and another quarter in the
1970s. The result is a city where most of the original windows went in within the same twenty
years, and a large share of them are due for the same decision now.
That shapes how we approach a job here. On a house from that wave we expect to find either
the original frames or a first replacement that has itself aged, and the first question on a
survey is which of those we are looking at. With under 6 percent of homes built since 2010,
very few Placentia houses are on builder windows young enough to skip that question.
The second question is one the city has written down for us. Placentia’s Building Division
publishes its own Residential Window Replacement handout, and it is entirely about bedroom
escape openings: at least 20 inches of clear width, 24 inches of clear height, a sill no more
than 44 inches off the floor, and at least 5 square feet of clear opening on the ground floor,
5.7 upstairs. On houses of this age that matters more than it sounds. Swap a wide bedroom
slider for a different operating style and the clear opening can shrink below the minimum,
even though the rough opening stays the same. We measure the clear opening, not just the hole,
before we recommend a style for any sleeping room.
The older part of town is its own case. Old Town and the Atwood and La Jolla neighborhoods
predate the boom, with Atwood and La Jolla first built as housing for oil workers after oil was
found in 1919. Old Town now sits inside the 33-acre area covered by the city’s 2017
revitalization plan and its development standards, so on those streets we check the plan
before we talk about exterior appearance.
What a job costs in Placentia
