The housing
The median Riverside home was built in 1976, but the spread is wider here than anywhere else we work. The Wood Streets and the Victoria Avenue corridor are largely pre-1940, with original wood sash and single glazing still in place. La Sierra and Arlington are dominated by 1960s and 1970s tract construction on aluminum sliders. Canyon Crest and Mission Grove skew later. Owner-occupancy sits around 57 percent, the lowest of our core cities, so a fair share of our work here is landlord-driven rather than owner-driven.
